480. Covenants in leasehold land.

Although in leasehold land both positive and restrictive covenants are enforceable, liability is limited by the doctrines of privity of contract and of estate1. It may not therefore always be possible for a head-landlord to take direct action against a sub-tenant since neither privity of contract nor of estate exist in this situation2. It is also generally not possible for one tenant to sue another tenant for breach of a covenant contained in the lease. However, under the
