494. Rent reduction following notice to quit part.

Where the landlord1 resumes possession of part of the holding, whether such resumption is by virtue of the Agricultural Holdings Act 1986 or in pursuance of a provision in that behalf contained in the contract of tenancy2 the tenant is entitled to a proportionate reduction of rent in respect of that part of the holding, and in respect of any depreciation of the value to him of the residue of the holding caused by the severance or by the use to be made of the part severed3.
