The charge created by an absolute order takes effect by way of rentcharge payable by half-yearly instalments, which include both principal and interest, for the term of years fixed by the provisional order1. It creates a charge on the lands for the amount from time to time remaining undischarged, with priority over all existing and future incumbrances affecting the lands, whether created under the powers of any Act of Parliament or otherwise, except charges created under the Improvement of Land Act
