260.     Provision of information as to services.

Prior to entering into a contract to undertake estate agency work1 for a client2 an estate agent3 must provide the client with information regarding the services4 being offered, that is information as to the services:


    (1)     which the agent is himself offering, or intends to offer, to any prospective purchaser of an interest in the land5; or


    (2)     which he knows a connected person6 or (in a case where he or a connected person would derive a financial benefit
