107 Commonhold community statement Part 4: repairs, maintenance and alterations

The commonhold association must repair and maintain the common parts. ‘Maintenance’ of property includes its decoration and putting it into sound condition1. Where a unit is not self-contained, the common parts will include the structure and exterior of the unit. Even where a unit is self-contained, the commonhold community statement may define the unit so as to exclude its structure and exterior, which will then become part of the common parts, and accordingly come within the repairing obligation of the commonhold association2.
