18 Registration

All leases granted for a term of more than seven years, where the landlord’s title is unregistered, must be registered at the Land Registry1. All leases granted for a term of more than seven years, where the landlord’s title is registered, are registrable dispositions and need to be registered at the Land Registry if they are to take effect at law and be protected against later registrable dispositions for value of the landlord’s title2. Such leases are prescribed clauses leases and must contain the clauses prescribed by the Land Registration Rules 20033.
