Where a garden is held with a house or building it usually passes under the transfer or lease by description—for example, ‘No 3 Acacia Avenue and the garden front and rear’, or, where the land is described, ‘all that land together with the house known as 3 Acacia Avenue’ or ‘all that land and premises….’1.
