Although in principle the sale and purchase of agricultural land operates in the same way as for any other land or buildings, agricultural conveyancing should not be undertaken without some acquaintance with the special factors arising out of the nature of the subject matter. Public policy has long demanded that agricultural land, and the business of farming carried out on it, are treated as special cases. The rights granted for agricultural tenants1 are quite distinct
