158 Specified period of the year

An agreement that the tenant should occupy for a limited period, but that the agreement would be renewed, caused the periods to be aggregated for the purposes of determining the true length of the agreement between the parties1.

The period of the tenancy had to be both specified and less than a year2, but specific reference to actual dates was not necessary. Thus a letting ‘for the grazing season’ was sufficient3. A letting for ‘six months’ periods’ was outside the exception, since it implied a minimum of two
